Can anyone give me an approximation of the cost of business rates?

Does it vary with the size of the business. I just need a figure for an ‘e-waste business’.

      Size is only one parameter of many. So it’s rather difficult to give any estimate without a more a lot more information than just its size.

      Assuming its an industrial type property, the locality, the age of the building(s), the quality/use of the building(s) or parts of the building (e.g. industrial, office), floor levels (including mezzanines), the headroom, comfort facilities (e.g. heating, air conditioning), any plant & machinery (e.g. compressors, gantry cranes), any storage land (size and surface type), any temporary structures (e.g. portacabins, storage containers). And that’s just all off the top of my head.

      Basically, the survey of your property accounting for all these parameters, is all with the aim of arriving at a rateable value which in effect, is what the Valuation Office considers would be a fair rental value on the open market at a fixed date which current stands at April 2008. That would then be applied to the national non-domestic multiplier (currently about 0.4-ish) and any reliefs applicable (e.g. small business rates relief, transitional relief) before arriving at a rates payable.

      So as you can see, the chances of getting an estimate from an internet forum of any meaningful accuracy, is rather slim. To get anything meaningful, you’ll need to submit a request in writing to your local Valuation Office providing a survey of what you’re proposing, and then ask your local council how much rates would be payable on that.
